Building Process

Our Building Process ensures that your home is built to high standards. Every new project is unique, designed with the client in mind.

The Building Process with SJM Property Developments

Pre Build Preliminary Stage:

An Estimate is given for the Proposed Build: 1 Week
Draft Plans drawn up: 2 Weeks
Council Planning Approval: 4 Weeks
Soil Test & Report, BAL Assessment & Thermal Energy Rating completed: 2-3 weeks
Final Drafting & Engineering Plans completed: 3 Weeks
Building Surveyor (Certificate of Likely Compliance): 1 Week
Council- Building Permit Approval: 3 Weeks

Total Preliminary timeframe: 16 Weeks Approx.

The Building Stage:

SJM Property Developments Build Time: 12-20 Weeks

(Time will depend on the Site Condition & design of the Project)

Occupancy & Final Inspection Certificates: 1-2 Weeks

House Build to Completion (Average): 15-18 Weeks

The Building Stages

Initial discussion
We will sit down with you and get an idea what you expect in your new Home. This will include an initial Budget and expected Finishes & Inclusions.

Site Visit
We will meet you on site and valuate the site and give any advice on House orientation to suit the site, views and slopes and northerly aspect.

House Design
We will have some preliminary / draft plans drawn up to discuss the layout and design to make sure you are happy.

Confirm Design
We will then sit down with you and confirm the design, its Features, Inclusions and Specifications.

Fixed Price quotation / Contract
We will provide a fixed price quote for the House and all of the confirmed Inclusions and sign a Contract.

Building Design & Approvals
The plans will be then Engineered, and Drafted to meet Australian Standards for Energy, BAL ratings & then sent to Council for a Building Permit

House Construction
Once the Council has issued the Plumbing & Building Permits construction will begin on site. We will be more than happy to show you the progress, but at this stage the site is controlled by SJM and appointments MUST be made to enter the site with an SJM team member.

Building Completion & Handover
When your new House is finished we will do a final Inspection with you and complete any defects that require any work. We will then meet you onsite for a handover of the Property and let you move into your new Home.

Warranty & Defects
Your New Home will be covered by a 7 Year Structural Warranty. There is also a 90-day maintenance period to come and fix defects. We will leave this as long as we can and come and fix all or any issues on the same day to minimise disruption to you.
